That range means we do a little of everything here. Historic homes often have older wood or carriage style doors that need careful repair or a faithful replacement. The waterfront neighborhoods deal with salt air off the bay. And new construction keeps adding homes that will need their first service before long.
It depends on the neighborhood. Older parts of town have aging doors and openers, and sometimes original wood doors that owners want to keep looking right. Along the water in South Tampa, salt air corrodes springs and hardware faster. Out in the newer suburbs, it's mostly builder grade doors hitting their first repairs.

Where You Are Changes What Breaks
Carrollwood, Citrus Park, Westchase, New Tampa, South Tampa and Ybor City all carry a Tampa mailing address, which is why they sit here as sections rather than pages of their own. They are still different places to work in. The age of the housing usually decides what wears out, and the city limit decides the paperwork. South Tampa and Ybor sit inside the City of Tampa, so a replacement there pulls its permit through the city. Carrollwood, Citrus Park and Westchase are unincorporated, so those go through Hillsborough County. New Tampa is split between the two. We check which one your address falls in before anything is ordered.
Carrollwood
Most of Carrollwood went up between the 1960s and the 1980s, about five miles southwest of our shop. Even the newest of those houses is around forty years old, so an original door has long since been through springs and rollers, and plenty of driveways are on their second door already. It also sits well inland, which means the salt air that chews through hardware down on the peninsula is not usually what wears a door out here. Age and use are what bring us out.
Citrus Park
Citrus Park filled in later, mostly through the 1980s and 1990s, with older rural parcels still scattered between them. Openers last ten to fifteen years, so a house on its original one is well past that. Springs are measured in cycles rather than years, so a busy household can be on its second or third set while a quieter one is still on the first. In a neighborhood of that vintage, openers are the call we would expect most.
Westchase
Built as a planned community from the early 1990s and filled in through the 2000s, Westchase puts nearly every original door in one age bracket. Two things set it apart from Citrus Park next door. It sits nearer the water, so hardware out there takes more damp salty air than the inland streets do. And communities built this way often carry architectural rules about what a replacement door is allowed to look like. If yours does, send us the guidelines and we will quote a door that meets them.
New Tampa
Our shop in Lutz sits nearer to New Tampa than downtown Tampa does, which matters more than it sounds when you want somebody out the same day. Building started here in the mid 1980s and never really stopped, so the district holds both ends of the range at once. The older streets have been through two or three openers by now. The newest ones still have everything the builder put in.
South Tampa
The water is what changes the job in South Tampa. The peninsula has bay on both sides, and salt gets into anything mechanical, so this is where galvanized springs and corrosion resistant hardware earn the extra cost instead of being an upsell. The housing is mixed: bungalows from the 1920s through the 1950s, decades of infill after that, and houses rebuilt on the same lots much more recently. Opening widths, headroom and framing vary street to street, so we measure before quoting rather than assume a standard size.
Ybor City
Ybor is the outlier. The cigar era cottages went up before cars were common, and a good deal of that housing never had a garage at all. What does have one is usually newer, the townhomes and converted buildings that arrived long after the factories closed. So there are fewer garage doors here than anywhere else on this list, and most of the ones we do see are on newer construction.
